Less chasing. One queue for everything residents need from you.
Building managers spend the day answering the same requests through email, phone, the concierge desk and sticky notes. Watchdog Strata puts every request in one place, with the person, the unit and the history attached.
- One approvals inbox for tenants, access cards, marketplace listings and parking.
- Maintenance tickets with photos, video, priority and internal notes.
- Integrity alerts catch duplicate mobiles, wrong-unit sign-ups and unconfirmed residents.
- Every change is logged and exportable to CSV, Excel or PDF.
- Residents use it in English or Simplified Chinese.
What does a building manager actually do in the app?
Start the day on the dashboard. Urgent tickets, pending approvals and new integrity alerts sit at the top. Each item opens to the unit, the people registered there and everything that has happened before.
| Daily task | Before | In Watchdog Strata |
|---|---|---|
| Maintenance requests | Emails, calls, photos sent by text | Tickets with photos, video, priority and a status timeline |
| Access cards | Paper forms, lease copies by email | Card requests with lease checks, phone transfers and guest cards |
| Tenant changes | Agent emails, outdated lists | Owners add tenants, you approve |
| Parcels | Logbook at the desk | Logged parcels with collection codes and notifications |
| Notices | Lift posters and group emails | Notices to everyone or owners only, pinned |
How does it reduce manual work?
Most of the reduction comes from not retyping things. Owners maintain their own tenant lists. Residents confirm new people in their household. The app checks lease end dates before issuing a tenant’s card. When something doesn’t add up, such as the same mobile number on two units, an integrity alert appears instead of you finding it months later.
Can I prove what was done and when?
Yes. Every approval, status change and edit is recorded with who did it and when. Filter the change history and export it to CSV, Excel or PDF. In NSW, building managers have had specific duties since 27 October 2025, including acting on repairs and maintenance, so a clear record matters. See NSW building manager duties.
What it doesn’t do
Watchdog Strata is not a strata accounting system. It doesn’t do trust accounting, levy collection, general amenity bookings (lift and parking bookings are included), contractor compliance or asset registers, and it doesn’t control your access hardware. It manages the requests and records around cards; your building’s access system still issues them.
Questions people ask
Is Watchdog Strata a building management system (BMS)?
Not in the engineering sense. It doesn’t control plant or access hardware. It is a building management app for the people side: residents, owners, tenants, requests and records.
Do residents need to download an app?
No app store download is needed. It is an installable web app: residents open the building’s link and can add it to their home screen on iPhone or Android.
Can I have more than one manager account?
Building management accounts are set up per building. Contact us to set up additional management staff.
How do residents get access?
The building manager imports the owners register and resident list. Residents sign in with their email and mobile number, confirm a code sent to their email, and can add Google Authenticator two-step sign-in.
