Lift and parking bookings without the phone tag

Short answerWatchdog Strata lets residents book the lift and parking or loading-dock access for moving in or out, large deliveries and tradespeople. They pick a date and time, the app blocks clashing bookings, and building management approves it in the app. Each request is e-mailed to the building with a PDF, and the resident is notified when it is confirmed.

  • Book the lift (1–4 hours) or parking / loading access (30 minutes to 12 hours).
  • Overlapping bookings are blocked automatically.
  • Building management approves or declines, with a note to the resident.
  • Every request is e-mailed to the building inbox with a PDF summary.
  • Future residents can book before they move in, once their access is approved.

Why lift and dock bookings matter in high-rise buildings

A building with one service lift and one loading bay can only host one move at a time. Without a booking system, two removalist trucks turn up at 9am, residents wait for lifts, and the lift walls get damaged because nobody put the protective pads up. Most building by-laws already require residents to arrange moves with building management. The booking just makes that arrangement visible and recorded.

How a booking works

  1. Choose. The resident picks lift or parking / loading access, the purpose (moving in, moving out, large delivery, trades, visitor) and a time between 7am and 8pm.
  2. Check. The app shows which times are already taken and refuses a booking that overlaps one. Parking bookings need the vehicle registration, so the car park gate can be opened.
  3. Approve. Building management sees the request in the app and in their inbox, with a PDF summary. They approve, or decline with a reason.
  4. Confirm. The resident is notified. Either side can cancel, and the cancellation is recorded too.

Book before you move in

New residents can request access to their building before their move-in date. Once approved, they can request their access card and book the lift and loading dock for moving day, before they hold a key.

What it doesn’t cover

Watchdog Strata books the lift and parking / loading access only. It doesn’t run general amenity bookings for pools, gyms, BBQs or function rooms, and it doesn’t take payments or bonds for bookings.

Questions people ask

Can residents book the lift online?

Yes. Residents choose a date, time and purpose, and building management approves it in the app.

What stops two moves at the same time?

The app checks every pending and approved booking and refuses one that overlaps.

Who gets the booking e-mail?

The building’s management inbox, with a PDF summary. In buildings with a separate management company, it can be copied to them as well.

Can I book before I move in?

Yes. Request access to your building first; once building management approves it, you can book the lift and parking for moving day.
