See the building’s issues as they happen, with the evidence attached
In residential towers, facility work starts with a resident noticing something. Watchdog Strata turns that report into a ticket with location, urgency, photos and video, and keeps a record of everything that follows.
Triage with evidence
A ten-second video of a stuck lift door or a car park gate that won’t open often tells you more than a phone call. Residents attach up to 8 photos or videos per ticket. You set the priority and keep internal notes for things like access arrangements and contractor contacts.
Access for contractors and guests
Guest cards can be issued for up to 60 days, and every card request, transfer and revocation is recorded. Away-from-home notices and emergency contacts, including spare keys and entry permission, are visible to management only.
Reports when you need them
Filter the change history by date, unit or type and export to CSV, Excel or PDF for committee meetings or handover.
What it doesn’t cover
- Contractor compliance and insurance tracking
- Asset registers and planned maintenance
- Integration with BMS or access-control hardware
If you need those, run them in your facilities system and use Watchdog Strata for the resident-facing side.
Questions people ask
Can I keep notes residents can’t see?
Yes. Each ticket has internal notes visible only to building management.
Does it schedule planned maintenance?
No. It handles reactive maintenance and defect reports from residents, not planned-maintenance schedules.
Can I export ticket history?
Yes, to CSV, Excel or PDF, filtered by date, unit or type.
