What makes Sydney apartment buildings different?
A CBD tower is a small town stacked vertically. Lifts, car park boom gates, intercoms, parcel rooms and access cards all have to work every day, and residents change often as leases end. Many towers mix owner-occupiers, investors, tenants and short-term guests, so the building manager has to keep track of who is entitled to an access card and who should get which notice.
Sydney is also one of Australia's most linguistically diverse places. The City of Sydney reports that almost half of its residents were born overseas and 34.8% speak a language other than English at home, with Mandarin, Cantonese, Thai, Spanish and Indonesian the most common. Notices and requests that only work in English leave a lot of residents out.
Which rules apply to Sydney strata buildings?
Every Sydney strata scheme is governed by the Strata Schemes Management Act 2015 (NSW). Key recent changes from NSW Fair Trading:
- 27 October 2025: building managers must act in the owners corporation's best interest, act promptly to raise maintenance, repair and safety issues (including ones they ought to know about, such as overdue lift servicing) and disclose benefits and connections.
- 1 April 2026: new multi-storey schemes need an independent surveyor to certify the initial maintenance schedule and levy estimates.
- 1 October 2026: strata committee members must complete free annual online training on Strata Hub.
