Compare quotes and hear from every lot
Short answerWatchdog Strata lets the building manager publish a quote request with up to several contractor quotes (amount including GST, warranty, timing, PDF), then open an owners’ poll. Only owners on the strata roll can vote, each lot gets one vote, and results stay hidden until the poll closes so early votes don’t sway others. It supports owners corporation decisions; formal meetings still follow your state’s rules.

How it works
- The manager creates a request: what the work is, why it’s needed, and whether it’s reactive (something broke) or preventive (scheduled or compliance work). It can link to the ticket that started it.
- Quotes are added side by side: contractor, amount including GST, warranty, timing and the quote PDF. The lowest price is marked, but nothing is chosen automatically.
- Opening the poll notifies every owner on the strata roll.
- One vote per lot. If a lot has several owners, the latest vote for that lot counts. Owners can change their vote until it closes.
- When it closes, results by lot and turnout are shown to owners and kept in the history.
Important: an owners’ poll helps the committee and owners corporation understand what owners want. It doesn’t replace a resolution at a general meeting or a committee vote where your state’s legislation requires one. Electronic and pre-meeting voting rules differ by state; see strata voting rules by state.
Why owners like it
Owners usually see a single recommendation in a meeting agenda. Here they see every quote, the scope, and the issue that triggered the work, before they’re asked to decide.
Questions people ask
Who can vote in a Watchdog Strata owners’ poll?
Only owners on the strata roll, as confirmed by the building manager. Tenants can’t vote, and owners not yet confirmed can compare quotes but not vote.
Can owners see results while voting is open?
By default no. Results stay hidden until close. The manager can choose to show running results.
Is an app poll a legal strata vote?
Not by itself. It supports decisions. Formal motions must follow the meeting and voting rules of your state’s strata legislation.
