Know what’s happening in your building, even if you don’t live there

Owners pay for the building but often hear about problems last. Watchdog Strata gives owner-occupiers and investors the same view of building issues the committee has, and control over who lives in their unit.

Short answerOwners use Watchdog Strata to see every maintenance issue in their building with reporters’ names hidden, add or remove their own tenants (approved by the building manager), compare contractor quotes and vote in owners’ polls, and read owners-only notices. It works in a browser in English or Simplified Chinese.

Your tenants, your list

Add a tenant when a lease starts, remove them when it ends. The building manager approves the change, and a rejection reverses it. If the unit goes above the building’s occupancy setting (for example 2 people per bedroom), it’s flagged for review. See residents and tenants.

Every building issue, without the gossip

See what’s been reported, what’s in progress and how it was resolved. Reporters’ names are hidden, so you get the facts without knowing which neighbour complained.

A say on spending

Compare quotes and vote in owners’ polls, one vote per lot.

Investors and overseas owners

The app works from anywhere in a browser and switches between English and Simplified Chinese.

Questions people ask

I own two units. Do I get two votes?

Polls are one vote per lot, so each lot you own on the strata roll gets one vote.

Can my property manager add tenants for me?

Tenant changes are made by the owner and approved by the building manager. Talk to your building manager about agent access in your building.

Can I see who reported an issue?

No. Owners see all issues with reporters’ names hidden.
