MYBOS describes itself as "the all-in-one building and facility management solution", trusted by over 200 organisations, with the tagline "Powerfully Simple." Its site lists work orders, inspections, contractor management, asset management, a key register, budget and financial management, inventory, amenity booking, visitor parking, parcel tracking, a marketplace, payments and a community board. On Capterra Australia, MYBOS says it supports more than 680,000 users and 2,800 buildings, and it is listed as founded in 2012 in Silverwater, NSW.
What is Watchdog Strata?
Watchdog Strata is an installable web app (PWA) for Australian apartment buildings, in English and Simplified Chinese. It's built around three roles: building manager, owners and tenants. Its focus is maintenance and defect tickets, owners' quote comparison and polls, parcels, mobile access-card requests, and automatic alerts when tenancy details don't add up. Our first client is Aspect at APX World Square in Sydney.

- Breadth. MYBOS has full amenity booking, inspections, assets, inventory, contractors and finance. Watchdog only covers lift and parking bookings from that list.
- Track record. It's an established Australian vendor, with 61 reviews on Capterra AU. Recent reviewers praise ease of training and quick support.
- Staff mobility. The MYBOS Manager app (4.2 from 11 ratings) lets staff run cases, work orders and inspections on site.
- Use cases. MYBOS also serves commercial, hotel and build-to-rent properties.
Where Watchdog Strata is stronger
- Knowing who lives here. Integrity alerts flag duplicate mobile numbers, mismatched tenancy, agent or owner details, wrong-unit registrations and unconfirmed new residents.
- Access cards as a workflow. Residents request new cards, free phone transfers and guest cards (up to 60 days), with lease checks and revocation.
- Owners' decisions in the same app. Owners compare quotes side by side and take part in a poll, with one vote per lot, strata-roll owners only, and results hidden until close.
- Privacy-aware transparency. Owners see all building issues with the reporter's name hidden; tenants see only their own.

One Capterra reviewer said it "takes time to find out" when upgrades happen, and another asked for better inventory, reporting and invoicing. For Watchdog, the watch-outs are the gaps in the table. If you need amenity bookings, contractor compliance or asset registers, Watchdog isn't enough on its own.
Which should you choose?
- Choose MYBOS if you need one system for facility operations: bookings, assets, contractors, inspections and budgets.
- Consider Watchdog Strata if the pain is tenancy turnover, access cards and owners wanting a say on quotes, especially in a bilingual building.
- Some buildings could use both. We haven't tested an integration, so ask before assuming one.
