Body corporate software for Tasmanian strata schemes
- Principal law: Strata Titles Act 1998 (Tas).
- Vocabulary: body corporate, committee of management (at least three members), by-laws, common property.
- Disputes: "applications for relief" to the Recorder of Titles, with appeals to TASCAT within 30 days.
- Reform: the draft Strata Titles Amendment Bill 2026 (Tas) was released for consultation from 11 September to 25 October 2026.
How is a Tasmanian strata scheme run?
The body corporate comes into existence when the strata plan is registered. Under the Strata Titles Act 1998 (Tas), its functions include:
- enforcing the by-laws
- controlling, managing and maintaining the common property
- keeping the required insurance
- allocating vehicle parking on common property
It may appoint a committee of management of at least three members. The committee can exercise any power delegated to it except those that need a unanimous resolution.
Who resolves disputes in Tasmania?
Tasmania doesn't send strata disputes straight to a tribunal. The Recorder of Titles is appointed under the Act to determine strata disputes, called applications for relief, under Part 9. The Recorder can gather information through submissions, documents and evidence, and may hold a hearing but doesn't have to. Appeals against the Recorder's orders go to the Tasmanian Civil and Administrative Tribunal (TASCAT) and must be lodged within 30 days. TASCAT can confirm, vary or revoke the decision.
What reform is proposed?
In September 2026 the Tasmanian Government released a draft Strata Titles Amendment Bill 2026 (Tas) for public consultation from 11 September to 25 October 2026. The minister said it aims to make strata living "simpler, fairer and more transparent". It proposes clearer rules on common property, by-laws and management responsibilities, better access to information, and more flexibility for different sizes of scheme. It's a draft, so nothing has changed yet.
For bodies corporate, the practical step is to read the consultation version and the information paper on the NRE Tasmania strata page. Then think about how clearer management responsibilities might change who keeps which records. Any final Bill still has to pass Parliament before it applies to your scheme.
How Watchdog Strata maps to Tasmanian terms
| Tasmanian term | In Watchdog Strata |
|---|---|
| Body corporate (lot owners) | "Owners" role from the owners register |
| Committee of management | Owners reviewing quote comparisons and owners' polls. Formal resolutions still follow the Act |
| Maintaining common property | Maintenance tickets with photos, video and a status timeline |
| Evidence for an application for relief | Exportable change history (CSV, Excel, PDF) |
How Watchdog Strata helps
The Recorder decides applications largely on documents and submissions, so a clean, dated record matters. Watchdog Strata keeps maintenance requests, notices and decisions in one exportable history. It's built for larger apartment buildings and doesn't do levies or insurance. See maintenance and defects and approvals and audit.
