Body corporate software for Northern Territory unit title schemes
- Two Acts: the Unit Title Schemes Act 2009 (NT) and the older Unit Titles Act 1975 (NT). Both are in force.
- Vocabulary: body corporate, committee, unit owner, unit occupier, management modules.
- NTCAT resolves disputes under section 85 of the 2009 Act and section 106 of the 1975 Act.
- Schemes under the 2009 Act also follow the Unit Title Schemes (Management Modules) Regulations 2009.
Which Act applies to my NT building?
The NT Legislation site lists both the Unit Title Schemes Act 2009 (NT) and the Unit Titles Act 1975 (NT) as in force. Which one applies depends on how the scheme was created. Older Darwin and Alice Springs complexes are often under the 1975 Act, and many newer schemes are under the 2009 Act. Schemes under the 2009 Act also follow the Unit Title Schemes (Management Modules) Regulations 2009, which set the detailed operating rules. Check your scheme documents or ask the body corporate manager which Act applies.
Who resolves disputes?
The Northern Territory Civil and Administrative Tribunal (NTCAT) has jurisdiction under both Acts.
- Under section 85 of the 2009 Act, NTCAT can resolve disputes where someone claims the Act has been contravened, a unit owner says they've been wrongfully treated, a body corporate or committee decision is said to be unreasonable, oppressive or unjust, or there's a dispute about a unit or the common property.
- Under section 106 of the 1975 Act, NTCAT deals with similar disputes, as well as administrator appointments.
What's the recent reform picture?
We couldn't verify any 2025–26 reform to NT unit titles law on an official source this session. NTCAT's published jurisdiction guide sets out its current powers under both Acts. The practical point for NT committees is knowing which of the two Acts your scheme runs under, because the dispute provisions and terms differ.
How Watchdog Strata maps to NT terms
| NT term | In Watchdog Strata |
|---|---|
| Body corporate / unit owners | "Owners" role from the owners register |
| Unit occupiers | Tenant and resident roles; tenants see only their own requests |
| Committee decisions | Quote comparison and an owners' poll (one vote per lot) that informs the committee. Formal resolutions follow the relevant Act and module |
| Common property issues | Maintenance tickets with photos, video and a status timeline |
How Watchdog Strata helps
If a decision is ever challenged at NTCAT as unreasonable, a committee will want to show what information owners had and how it reached its decision. Watchdog Strata keeps quotes, owners' poll results and maintenance history in one exportable record. It doesn't handle contributions or trust accounting. See quotes and voting and approvals and audit.
